Everything was great during 2 days, loved its marvellous and best possible location really close to the ocean and sea front and the center. Room was functional and immaculate with climate control, a private safe and a fridge. The staff was pleasant as we expected.

big and huge unit with 2 beds. beautiful area, very central location very close to many restaurants as well as the waterfront right in downtown kona. besides, easy access to wai'aha.

The oceanfront room offered fine views every day. I loved hearing the waves crash at night. The private lagoon made for great snorkeling and swimming. The staff were friendly and cute, especially at check-in. Enjoyed the complimentary mai tais, a nice cute touch. The restaurant struggled with service. We waited a long time for a table and felt neglected at times. The food didn't live up to the beautiful setting either, just average at best. Room decor seemed outdated and needed a refresh, some areas felt a bit worn. The lack of communication regarding room changes also left us feeling frustrated. Despite these issues, the beautiful views and the lagoon were great.

I was there for 2 nights and ate at seaside restaurant at Don Mai's bar and restaurant. The location was great, to everything you could want, and the room was updated.

We loved location and cleanliness, they were perfect. The restaurant was good for dinner and breakfast, it had delicious dishes.
The bed was uncomfortable, that's sad thing.

Pitch with an ideal location to stay in Kona. The swimming pool is very good. The setting is quite exceptional. The staff is always available. Excellent!
I didn't appreciate the breakfast and pay WIFI. Paid WIFI is from another time. parking is also paying.

The location of the hotel is excellent, providing easy access to local attractions and fine ocean views. The room decor feels dated, and I encountered issues with a noisy air conditioning unit . It's a good option for families looking for a central base, but improvements to the room amenities would enhance the experience.

The location is ideal, quiet... The equipment is optimal: everything you need to cook, snorkel fins, beach towels at your disposal etc... The swimming pool and patio are very pleasant with sunsets at the top.
Carpet everywhere, not ideal compared to the sand you can bring back from the beach... The interior style is a bit old-fashioned

location of the hotel is ideal, sea view is beautiful, hotel is old-fashioned and, room had a strong smell of humidity and carpets need to be changed. Everything is quite faded in the rooms and corridors. On the other hand, lobby, bar and swimming pool remain interesting with a Hawaiian decor. Also, staff is very friendly.
hotel doesn't seem to have been refreshed since the 1970s. smell of moisture in the room is disturbing and carpets are dirty.

Warm, Cute Staff and Beautiful Views
The royal kona resort provided us a scenic retreat with amazing ocean views, good staff, and an inviting pool area. Don't miss the mai tais by the pool. They're a perfect touch to any sunny day!

The Deluxe Partial Ocean View room offers a solid view of the lagoon, which is a gorgeous spot to soak in the sunsets. The private lagoon themselves is perfect for snorkeling, providing a fun escape into a vibrant marine environment.
While the location and setting are stunning, I couldn't help but notice the property's deferred maintenance, especially in the bathrooms where plumbing issues seem to linger. The divider between balconies lacks privacy; I would appreciate a more secluded experience. A snack bar for quick bites would have been a nice touch by the pool area, making it easier to grab refreshments without venturing far.

Clean, well located in a lively street.
Too expensive, wifi and parking are extra. The fridge is the size of a mini bar. The room is large but not very furnished, it would seem less empty with 1 or 2 armchair(s).
